Austin Real Estate Market Data
04/19/2012: The March 2012 market data reports from the Austin Board of Realtors was released to its members today. For more information and insights please read this blog post from our Principal/Broker Ted Mueller.
There are some very positive signs for the Austin housing market, highlights include:
- Single family home sales up 15% over March 2011, the 10th straight month of increased sales.
- The median price for single family homes was $200,000 which is UP 8% from March 2011.
- There were 2331 pending single family home sales, up 16% from March 2011.
- There are 7274 active single family homes on the market, down 21% from March 2011.
- There were 3350 new single family home listings, down 4% from March 2011.
Now we’d like to ask you a question – are these numbers really meaningful to you? Our guess is probably not, because the median price for the entire Austin area doesn’t have much do with home values in your Austin neighborhood, or the value of homes in Austin neighborhoods you are interested in buying in. It doesn’t tell you how much they sell for as a percent of list price by area and price bracket, or whether the supply is up or down.
Don’t get us wrong, we like to dive in to the numbers, but we like to get in to the relevant ones for each client. The Austin Board of Realtors produces a series of reports each month that have all sorts of great data broken down by areas, property type, price brackets etc. As members we have access to these reports and use them to assist our clients when they are buying or selling a home.
