Sell a Home in Austin Texas
When you decide to sell your home, we know most people have two primary questions: 1) How quickly can I sell my house? and 2) How much can I sell my house for?
Clearly the goal is to strike the right balance between time and money. Price your home too low and it will likely sell quickly – but you won’t maximize value. Price your home too high and it may sit on the market, ultimately selling for less than if it had been priced correctly to begin with.
In order to help you maximize the value of your home and sell it in a reasonable time frame, we developed our 7 step home selling and marketing system. We get you the market data you need, bring in “The Pros” to prepare your home for market, distribute the listing across the web, and handle the inquiries and contract through closing process.
1. Estimate of Market Value: Comparable Sales and Market Analysis
Using our access to market data and reports, we’ll prepare an expert analysis of comparable recent sales and actively listed properties, as well as current market conditions for your area. We take all these factors in to consideration, along with any unique characteristics of your home and provide you with an estimate of market value to determine the best asking price for your home.
2. Professional Home Staging Consultation and Sale Preparation
We bring in a professional home stager to provide a consultation with suggestions and a check list of items to prepare your home for sale. According to the International Association of Home Staging Professionals (IAHSP) at stagedhomes.com, 94% of homes staged by Accredited Staging Professionals (ASP) sell on average in 29 days or less vs. 145 days for non-staged homes.
3. Professional Real Estate Photography
Almost every prospective buyer will see pictures of your house online before they see it in person. Buyers make decisions to go see houses based on the pictures they see online. Once your home is prepped and ready for sale we bring in a professional real estate photographer to take pictures for the listing and marketing materials. Pictures that present your house in the best possible manner are a critical component to driving interest and showings.
4. Professional Design of Brochures and Marketing Materials
In order to present the features of your home in a professional and tasteful manner that drives the most value, we use graphic designers who specialize in real estate marketing to design brochures and marketing materials for your home.
5. Austin MLS Listing and Syndication Across the Web
These days, when a MLS listing goes live it instantly triggers email alerts for buyers and realtors who have custom searches set up for their desired criteria. That’s why we do all the market ready prep work up front, because you don’t get a second chance to make a good first impression.
We also syndicate your property across the web to give it maximum exposure. Your home will be shown on other broker websites that use MLS IDX (internet data exchange) technology, as well as highly trafficked real estate websites including Zillow, Trulia, Yahoo Real Estate, Realtor.com and AustinHomeSearch.com.
6. Showings and Feedback
Realtors working with buyers will show your home, but un-represented buyers may call us directly. We’ll show your home to potential buyers that inquire, and collect feedback on your home from them as well as realtors through our automatic feedback request system,
7. Offers–>Negotiation–>Pending Contract–>Closing
When an offer comes in, we’ll represent you in negotiating the price and terms of the contract to meet your requirements. We’ll communicate and coordinate with the buyers’ agent, lender, title company and all other third parties as needed during the pending contract phase. And when the sale is ready to close, we’ll review the details of the settlement statement to make sure everything is correct per the contract terms.
